Dubai Property Market Cools Amid Regional Tensions

DID Press: Dubai’s once-booming real estate market is showing signs of slowing as heightened regional security tensions weigh on investor sentiment, contributing to lower property prices, softer rental rates, and a sharp decline in transaction values.

According to the latest market assessments, geopolitical instability and the ongoing regional conflict have influenced investment decisions, reducing demand across parts of Dubai’s residential property sector.

Published figures indicate that residential property prices in various areas of the emirate have fallen by 5% to 20%, while the total value of real estate transactions in the second quarter declined by 45% compared with the same period last year.

Market analysts say the slowdown has weakened investment demand but strengthened the negotiating position of buyers and tenants, creating new opportunities for those seeking to enter the market under more favorable conditions.

Despite the downturn, major real estate developers continue to launch new projects and market luxury properties, expressing confidence that foreign investor demand will recover as regional conditions stabilize.
